Common Questions About Home Loans
How do I get started with Team Gokool?
Call, text or email Jennifer directly, or send the contact form. The first conversation is about where you stand and what your options are — no application required to have it.
What is the difference between pre-qualification and pre-approval?
Pre-qualification is an early look at what you may be able to borrow, based on what you share about your income, debts and savings. Pre-approval goes further: your documents and credit are reviewed, so the letter carries more weight with sellers. Jennifer will tell you which one you need for where you are.
What documents will I need?
Usually recent pay stubs, W-2s or tax returns, bank statements, a photo ID and details of any debts. Self-employed borrowers and some programs need more. You get a checklist for your situation after the first conversation.
What if I am not ready to buy yet?
That is fine. In Jennifer’s words: “if someone isn’t ready to buy today, that’s okay. I want to help them create a plan to get there.”
Which loan programs does Team Gokool offer?
Conventional, FHA, VA, USDA and Jumbo for purchases; refinancing and home equity access for existing owners; and specialty programs including Non-QM, investment property, renovation, reverse mortgages and down payment assistance.
Do you offer down payment assistance in Arizona?
Yes. The Gokool Team offers the Home Plus and Home in 5 Down Payment Assistance Programs, which create a pathway to homeownership for creditworthy renters who can qualify for a mortgage but cannot afford the down payment and/or closing costs.
Which states are you licensed in?
Alabama, Arizona, Arkansas, California, Georgia, Indiana, Kentucky, Missouri, South Carolina, Tennessee and Texas.
Do you work with investors and luxury or second homes?
Yes. Alongside loans for people new to homeownership, the team offers options for investors, owners of luxury homes, second homes and more.
Can I get help reviewing my credit?
Yes. The Gokool Team offers a free credit analysis — call 602-486-3363. Jennifer also teaches classes around the Valley on credit and the requirements needed to obtain financing.
What credit score do I need to qualify?
It depends on the loan program, and your score is only one part of the picture — payment history, debts and savings matter too. A free credit analysis is the quickest way to find out where you stand: call 602-486-3363.
How much do I need for a down payment?
Less than many people assume. Conventional loans can start at 3% down for qualified borrowers and FHA at 3.5%, and VA and USDA loans may need no down payment for eligible buyers. Down payment assistance can help with the rest.
Can I use gift funds or assistance for my down payment?
Often, yes. Many programs allow gift funds from family, and down payment assistance programs such as Home Plus and Home in 5 are designed for exactly this. Each program has its own documentation rules, and Jennifer will walk you through them.
What is Homes for Heroes?
A give-back program created after the tragic events of 9/11 as a thank you to the men and women who have given so much. Jennifer is an Affiliate Loan Officer for the program.
Who qualifies as a hero?
Heroes include military personnel, firefighters, law enforcement officers, first responders, teachers, and those in the medical field.
How much can heroes save?
According to Homes for Heroes, on average, heroes save $3,000 when they buy or sell a home with Homes for Heroes, including $500 in lending fees.
Does the program apply to refinancing as well as buying and selling?
Homes for Heroes sets which transactions qualify, and its terms can change. Ask Jennifer to confirm the current program terms for your situation before you start.
How long does the process take from application to closing?
It varies with the loan program, the property and how quickly documents come in. Jennifer gives you an expected timeline at application and keeps you posted weekly while underwriting, appraisal and title run in parallel.
What happens between application and closing day?
Underwriting reviews your file, the appraisal confirms the home’s value, and title work clears the property for sale. These run in parallel while the team keeps you posted, then you review the final numbers together before closing day.
What costs should I expect at closing?
Closing costs typically include lender fees, appraisal, title and escrow charges, and prepaid items such as property taxes and homeowners insurance. You receive a Loan Estimate early in the process and a Closing Disclosure before closing, so you can review every figure in advance.
Who do I call after closing?
Jennifer. The stated intention is to be the person clients, their families and their real estate partners can call whenever they have a mortgage question.
Need mortgage guidance in Peoria?
Call, text or send a note. Whether you are buying next month or building a plan for next year, the first conversation is the same.
Pre-qualification conversations do not require a credit pull.
